Prevent Roof Leaks

Preventing roof leaks is a matter of good roof maintenance. Too many times homeowners feel as if their roof system should last 25 years without any preventative maintenance. Owens Corning states that a roof should be cleaned at least once every 2 years to prevent the build up of fungus and algae. Your Timberline shingles can be damaged by algae and fungus.

Chimneys will require the most maintenance when maintaining your roof system. Depending on the construction of your chimney will determine the type of maintenance required. A brick chimney will need to be water proofed at least once every 5 years. Evaluate the chimney cap to look for signs of rust. If you find some rust present, you will need to paint the chimney cap.

Pipes that come through the roof structure will need to be caulked with a polymer sealant. The sealant is good for at least 2 years depending on the weather. Your metal pipes will require special attention for they expand in the Summer and contract in the Winter. The sealant placed around the metal pipes will need to have the ability to expand and contract. Ask your roofing contractor about the brand of sealant you should buy.

The ventilation system will play an important role for the life of the roof system. Your ventilation system should consist of  intake vents. The intake vents allow air to enter the attic space. Your outtake vents should be in place to allow the heat and moisture to escape from the attic. A roofer can assist with the installation of a new ventilation system if required.

The Asphalt shingles will need to be inspected for cracking and curling.  These shingles will need to be replaced as soon as possible. Your roofing company will replace these shingles fairly cheap. The shingles usually crack and curl due to the climate such as hot and cold weather. Your roof system is important for it protects all of your valuables from the rain.
